Services / Additions

DP + BP · Additions

Additions, from zoning to approval.

Room additions, attached garages, covered decks and sunrooms. We check the zoning, coordinate the engineer and take your addition through the permits.

What counts as an addition

Anything that adds to the footprint or floor area of your home: a room addition, a second storey addition, an attached garage, a sunroom, or a deck with a roof, pergola or canopy.

Development permits

Additions often need a development permit, especially when they affect setbacks, lot coverage or height, or when they are at the front or side of the house. We check the zoning that applies to your property during our initial review and tell you before you commit.

Engineering

Every addition needs an engineer for the foundation and structure. We request the quote, coordinate the engineer and include their design in your submission.

What we prepare

  • Floor plans for each level of the addition
  • Elevations for each side of the house that changes, with glazing calculations
  • A site plan showing setbacks and lot coverage
  • A cross section with the footings
  • The permit applications, submitted on your behalf

Already built without a permit?

Existing additions take more work: we assess and document what was built, coordinate the engineer's review and prepare as-built drawings. We'll explain what to expect before you commit.

How it works

Three steps from idea to issued permit.

Information collection

We gather the information we need, such as your Real Property Report and photos, and sometimes conduct a site visit.

Drawings and review

We prepare your drawings, typically within 5 to 10 business days, and send you a draft to review and approve before anything is submitted.

Submission and approval

We submit the application on your behalf and handle the municipality's questions and revisions until your permit is issued.
