BP · Garages
Garage permits, from site plan to approval.
Detached and attached garages, with the site plan, floor plan, elevations and construction details your municipality expects.
Most garages need a permit
Detached and attached garages need a building permit in Calgary, Edmonton and across Alberta. If the garage doesn't meet the setbacks, height or size limits in your zoning, a development permit may also be needed.
Standard detached garages
Most of the garages we do are standard detached garages with lane access, a slab on grade and engineered trusses from your supplier, in common sizes from 20 x 20 to 24 x 24 ft and under 55 m². These are the quickest to prepare.
When it takes more
- Attached garages are additions to the house, so they need a full addition package.
- Front drive garages and garages without lane access often raise zoning questions.
- Larger garages, sloped lots and suites above the garage need more design and review.
- Existing garages built without a permit need as-built drawings and a site visit.
What we prepare
- Site plan with setbacks
- Garage floor plan and elevations
- Construction details
- The permit application, submitted on your behalf
What we need from you
- Your Real Property Report (RPR) or survey plan
- Garage size, wall height, roof pitch and siding
- Door and window locations
- Your supplier's engineered truss layout and the beam run for the garage door. Both come with the garage package you buy from your supplier.
New garage? No site visit needed.
For new garages we work from your RPR and project details, so we can help anywhere in Alberta.
How it works
Three steps from idea to issued permit.
Information collection
We gather the information we need, such as your Real Property Report and photos, and sometimes conduct a site visit.
Drawings and review
We prepare your drawings, typically within 5 to 10 business days, and send you a draft to review and approve before anything is submitted.
Submission and approval
We submit the application on your behalf and handle the municipality's questions and revisions until your permit is issued.
