Services / Renovations
BP · Interior
Renovations, permitted properly.
Wall removals, structural changes and new layouts on the main and second floor, with the drawings and engineering your municipality needs.
When a renovation needs a permit
Structural changes, removing or moving walls, new or enlarged openings and changes to plumbing, electrical or gas usually need permits. Cosmetic work like paint, flooring and cabinets usually does not.
Engineering
Renovations on the main or second floor need an engineer's review. We request the quote, coordinate the engineer and include their drawings in your submission.
What we prepare
- Floor plans for each floor affected, existing and proposed
- Construction notes
- A site plan and elevations, when the outside of the house changes
- The permit application, submitted on your behalf
What affects the scope
The number of floors and sides of the house affected sets the size of the drawing package. The shape of the house, the number of storeys and the size of the main floor set the complexity.
How it works
Three steps from idea to issued permit.
Information collection
We gather the information we need, such as your Real Property Report and photos, and sometimes conduct a site visit.
Drawings and review
We prepare your drawings, typically within 5 to 10 business days, and send you a draft to review and approve before anything is submitted.
Submission and approval
We submit the application on your behalf and handle the municipality's questions and revisions until your permit is issued.
